Terms and conditions

Clear agreements up front, so you know where you stand.

Version October 2026.

These terms set out the agreements that apply when you give Skoonz Schoonmaakdiensten an assignment. We have written them down as clearly as we can. If anything is still unclear, email info@skoonz.nl or call 06 17 73 11 11.

Article 1. Definitions

In these terms, the following words mean:

  • Skoonz, we, us: Skoonz Schoonmaakdiensten, based in Alphen aan den Rijn, registered with the Dutch Chamber of Commerce (KvK) under number 63994321.
  • Client, you, your: the person, business or organisation that gives Skoonz an assignment or requests a quote.
  • Consumer: a client who is not acting in the course of their profession or business.
  • Business client: a client who is acting in the course of their profession or business, such as a company, practice, owners' association (VvE), notary, housing association or care organisation.
  • Assignment: the agreement between you and Skoonz about cleaning work and any additional services, such as tidying up, taking items away, window cleaning or carpet cleaning.
  • Quote: our proposal setting out the work, the planning and the price.
  • Cleaning check: the online request form on our website.
  • Inspection: the inspection of a home or property by a landlord, housing association or buyer at handover.
  • Additional work: work that is not part of the assignment and that we do in addition, in consultation with you.
  • In writing: on paper, by email or via WhatsApp.

Article 2. Applicability

2.1 These terms apply to all quotes, assignments and work carried out by Skoonz.

2.2 Different arrangements only apply if we have made them with you in writing.

2.3 The client's own terms and conditions do not apply, unless we have agreed to them in writing.

2.4 If a provision of these terms is invalid, the other provisions continue to apply. We will then replace the invalid provision with a provision that comes as close as possible to what was intended.

2.5 If you are a consumer, these terms do not affect the rights you have under the law.

Article 3. Quote and formation of the agreement

3.1 A cleaning check or quote request is free and without obligation.

3.2 We base the quote on the information you provide, such as the floor area, the photos, how dirty it is and the extras you want. If that information is incorrect, we may adjust the quote.

3.3 A quote is valid for the period stated in it. Obvious errors or mistakes in a quote are not binding on us.

3.4 The assignment is formed as soon as you accept the quote in writing or verbally, or as soon as we start work with your consent.

3.5 If you, as a consumer, give us an assignment at a distance, for example online, by phone or via WhatsApp, you have a statutory cooling-off period of 14 days. If you expressly ask us to start within that cooling-off period and you then withdraw, you pay for the part that has already been carried out. If the assignment has been fully carried out with your express consent, your right of withdrawal lapses.

Article 4. Carrying out the assignment

4.1 We carry out the assignment carefully and professionally, using our own equipment, machines and cleaning products, unless we agree otherwise.

4.2 We decide how many cleaners we deploy and let you know in advance. Any stated duration is an estimate.

4.3 We may engage others for part of the assignment, such as a partner company or a house clearance company. These terms then also apply to their work.

4.4 Cleaning is not repairing. Stains, limescale or discolouration that have become part of the material through wear, ageing or an earlier treatment sometimes cannot be removed. If that is the case, we will tell you honestly.

4.5 Work that requires specialist knowledge, certification or a permit is not part of our services. Examples are asbestos removal, pest control and specialist trauma cleaning.

4.6 If the work cannot be done safely or without risk to the health of our cleaners, for example because of hazardous substances or an unsafe space, we may stop the work. We will then discuss with you how to proceed.

Article 5. Cooperation by the client

5.1 You make sure we can get in at the agreed time. If you are not there, we agree in advance how we get the key.

5.2 You make sure there is running water, working electricity and good lighting in the space.

5.3 You let us know in advance where we can park. If there are parking costs, we agree in advance who pays them.

5.4 You give us all information relevant to the assignment in advance, such as:

  • fragile or valuable items and surfaces that need special treatment;
  • pets in the home;
  • other tradespeople working there on the same day;
  • risks in the space, such as mould, pests, asbestos or other health hazards.

5.5 You put away money, jewellery, confidential papers and other valuables beforehand.

5.6 If we cannot start, or cannot start on time, because of a cause on your side, we may charge the costs we incur as a result, such as waiting time or a wasted journey.

Article 6. Rescheduling and cancelling

6.1 You can reschedule or cancel an appointment free of charge up to 48 hours before the agreed time. You can do this by phone, via WhatsApp or by email.

6.2 If you reschedule or cancel less than 48 hours beforehand, we may charge costs if the team has already been scheduled for you.

6.3 If we have to reschedule an appointment, for example due to illness or force majeure, we will let you know as soon as possible and find a new date together. There is no charge to you for this.

6.4 This article does not affect your statutory cooling-off period as a consumer, as described in article 3.5.

Article 7. Additional work

7.1 We do what is in the assignment. If on the day itself it turns out that clearly more needs to be done than agreed, for example because the space is larger or dirtier than stated, we consult you first.

7.2 We only carry out additional work if you agree to it. You can give that agreement verbally, via WhatsApp or by email.

7.3 We charge for additional work at the price we discuss with you in advance.

7.4 If you do not agree to additional work, we carry out the original assignment as far as possible.

Article 8. Payment

8.1 As a private customer, you pay afterwards, once we have gone over the clean together. You can pay in cash, by debit card or by credit card.

8.2 If you are not there at the end of the clean, you pay in advance, before we start.

8.3 Business clients can pay by invoice. The payment term is 14 days from the invoice date.

8.4 If you do not pay on time, we first send you a reminder with a new deadline. If payment is still not made after that, we may charge statutory interest and collection costs, within the limits of the law.

8.5 For business clients: a complaint does not give the right to suspend payment or to set it off against any claim.

Article 9. Complaints

9.1 When we are done, we go over the work with you. If you see anything that is not right, we deal with it straight away. We do not leave until you are happy.

9.2 If you are not present when we go over the work, or you notice later that something is not right, let us know within 48 hours of the work being completed, preferably with photos. You can do this by phone, via WhatsApp or by email to info@skoonz.nl.

9.3 If your complaint is justified, we come back to put it right. If that is not possible, we look for a reasonable solution together.

9.4 If you report it later than 48 hours, we will still look at your complaint, but it is harder to establish whether the defect was caused by our work. For business clients, the work is deemed approved if nothing has been reported within 48 hours of completion.

Article 10. Handover guarantee

10.1 The handover guarantee applies to an end-of-tenancy clean or move-in/move-out clean of a home that you hand over to a landlord, housing association or buyer.

10.2 If the landlord, housing association or buyer rejects the handover on cleaning points that were part of the assignment, and you report this within 48 hours of the inspection, we come back free of charge to put those points right.

10.3 With your report, you send the inspection report or other written evidence, preferably with photos.

10.4 The guarantee only applies if the home has not been used between our clean and the inspection, and no work has been carried out there by others.

10.5 The guarantee does not cover:

  • damage, wear and tear and defects that cannot be resolved by cleaning, such as permanent stains, discolouration or damage;
  • repairs, painting and plastering;
  • points that were not part of the assignment.

10.6 Under the guarantee, we come back free of charge to put the rejected cleaning points right. It does not include compensation for a withheld deposit or for costs charged by the landlord.

10.7 After an end-of-tenancy clean, we send you photos of every room. You may use them as evidence at the inspection.

Article 11. Liability

11.1 We have liability insurance for damage that occurs during our work.

11.2 If we cause damage through a fault that can be attributed to us, we are liable for the direct damage. Our liability is limited to the amount our insurer pays out in that case. If the insurer does not pay out for any reason, our liability is limited to the invoice amount of the assignment.

11.3 We are not liable for:

  • damage that already existed before we started, and wear and tear;
  • damage caused by faulty, outdated or poorly fixed materials, such as loose tiles, sealant joints, wallpaper or light fittings;
  • damage to items or surfaces that you did not tell us in advance needed special treatment;
  • damage caused because we followed your instructions;
  • stains, limescale or discolouration that cannot be removed with normal cleaning methods;
  • loss of or damage to money, jewellery and other valuables that had not been put away;
  • indirect damage, such as consequential loss, loss of profit or a withheld deposit.

11.4 If you discover damage, report it within 48 hours of the work being completed, preferably with photos. We can then sort it out quickly with you and with the insurer.

11.5 The limitations in this article do not apply if the damage is the result of intent or deliberate recklessness on the part of Skoonz.

Article 12. Force majeure

12.1 In the event of force majeure, we are not required to carry out the assignment, or to carry it out on time. By force majeure we mean circumstances beyond our control, such as extreme weather, illness in the team with no possibility of replacement, road closures, water or power outages and government measures.

12.2 We will then let you know as soon as possible and arrange a new date in consultation with you. If the force majeure lasts longer than one month, either of us may end the assignment free of charge. You pay a proportionate amount for work that has already been done.

Article 13. Privacy

13.1 We only use your personal data to handle your request and the assignment. This includes your name, address, phone number, email address and the photos you send us.

13.2 We treat everything we see or hear in your home or premises as confidential.

13.3 We do not share your data with others, except where this is necessary for the assignment, such as with a partner who helps carry out the work, or where the law requires us to.

13.4 We only use the photos we take for the photo report for you and for handling a complaint or guarantee claim. We never publish them anywhere without your permission.

13.5 You can read more about this in our privacy statement.

Article 14. Applicable law and disputes

14.1 Dutch law applies to all quotes and assignments.

14.2 If you have a complaint or a disagreement, we first try to find a solution together.

14.3 If we cannot resolve it together, whichever party takes the initiative will submit the dispute to the competent court in the district where Skoonz is based. If you are a consumer, you may, within one month after we have invoked this provision, choose instead the court that has jurisdiction under the law.

14.4 We may change these terms. The new version applies to assignments formed after that change.
